The City of Roseville has partnered with Church Street Station, LLC to offer a unique
opportunity to first time homebuyers (people who have not owned their primary
residence for the previous three years).
This is your chance, on a first-come first-serve basis, to own a new home in the Victoria Station
subdivision.
The City of Roseville is offering a special finance program to help qualified first time homebuyers
purchase a home in this community. If you are currently renting and wish to become a homeowner,
you should strongly pursue this opportunity. WHY RENT WHEN YOU CAN OWN?
HOW CAN YOU FINANCE THE PURCHASE?
The homes will be offered for sale to qualified applicants with a second mortgage from the City of Roseville of up to $100,000. The second mortgage will be a shared appreciation loan with a zero percent (0%) interest rate. There are no payments due during the 45 year term of the loan. Once you are qualified for the first mortgage, the amount of the second mortgage from the City of Roseville will then be determined. The amount of the City of Roseville loan will only be enough to bridge the gap between the amount of the first mortgage you have qualified for and the market price of the home; up to a maximum of $100,000.
Below is an example for illustration purposes only. The amounts and payment are based on the following
assumptions—a fully amortized 30-year first mortgage at a 5.5% interest rate with a 1% down payment.
A 1% down payment is required from all buyers. Please note that further lending qualifications will apply.
DO YOU QUALIFY?
To qualify you must be a first time homebuyer and meet the following income guidelines. All homes must be
owner occupied. A first-time home buyer is someone who has not owned his or her principal residence within three years.
THE PROCESS
- Tour the available homes.
- Select a home from those still available. Homes will be contracted for on a first-come first-served basis after determination of eligibility.
- Apply for financing through Victoria Station’s preferred lender or other approved lenders.
- Upon approval of your financing, the escrow will be closed and the home will be yours.

STATE TAX CREDIT
These tax credits are limited to the lesser of 5 percent of the purchase price or $10,000 for a qualified principal residence. Taxpayers must apply the total tax credit in equal amounts over 3 successive tax years (maximum of $3,333 per year) beginning with the tax year in which the home is purchased.
